You can search for any property without the need to register. Use the Property Search facility on the website.

Once you have found a property, you will need to register in order to make an offer. Registration should only take 1 minute to complete. The property stays on the site for a period of 7, 14 or 21 days. During that time anyone can make a bid/offer on a property and at the end of the period it is up to the vendor to decide which offer is acceptable.

If the vendor decides that your final offer is acceptable and before it is accepted, you will need to provide proof of finance, which needs to be given directly to the selling Estate Agent. Please speak to the Estate Agent for exact requirements.

Once your offer has been accepted by the Vendor, both parties will be required to place a commitment deposit via Price Fix.com within 48 hours.

The benefits of ‘The Commitment Deposit’ are:

  • Financial commitment between the buyer and vendor, so that if either party pulls out of the sale before exchange of contracts, there is financial recompense for the aggrieved party.
  • Peace of mind & it helps the buyer buy with confidence.
  • Helps to prevent ‘gazumping’.
  • Helps prevent a vendor pulling out of the agreed sale.
  • A greater degree of security on both sides that the deal will go through.
  • It ensures that both parties are serious about the sale/purchase.

What is the Commitment Deposit and how does it work?

It’s simple – once a price has been agreed between buyer and seller and within 48 hrs of the final bid been accepted and agreed, both parties lodge their commitment deposit via credit/debit card with a nationally appointed solicitor to cement the deal. The size of fee will depend upon the sale price of the property (see table below). If either side pulls out prior to exchange then the aggrieved party will receive the deposit of the other party (less a small administration charge).

However, with buyers getting property at a great price and sellers finally achieving a sale, the instances of either party pulling out will be small.

There is a fee of £40 + VAT, payable at the time of paying the commitment deposit. This fee is for money laundering checks (which are a legal requirement) and dealing with the administration of the commitment fee. Please note this fee is ONLY payable once a sale has been agreed.

How do we know that the Commitment Deposits will be safe?

All commitment deposits are lodged with a NATIONALLY BASED SOLICITOR (Gordons LLP) for protection and security. The solicitor will ensure that all monies are checked under the money laundering regulations etc. as laid down by the Law Society. List your property through a Price-Fix.com appointed Estate Agent, (any agent can offer the Price-Fix.com service), they will market your property in the usual way, as well as promoting your property using the Price-Fix logo on their sale board, in their window, on sales particulars and through their mailing lists. If you do not have a current Price-Fix.com agent, please call now on 0844 3351522 and we will find an appointed Estate Agent for you in your area.

The property stays on the site for a period of 7, 14 or 21 days – you choose. During that time anyone can make a bid/offer on your property and at the end of the period it is up you to decide whether or not the final offer is acceptable. If you choose not to accept any offers you have the option to re-list your property which you will agree with your Estate Agent.

If you do decide to accept an offer at the end of your chosen bidding period, you will need to supply your solicitor’s details to your Estate Agent, within 24 hours. Both parties will then be required to place a commitment deposit via your Estate Agent within 48 hours.
